One of the biggest decisions a homebuyer faces: do you build a custom home, or buy an existing one? In Flagler and Volusia County areas, this question deserves a real answer. Here’s how I honestly break it down.


The case for buying existing

Buying an existing home is faster. If you need to be in a home within 60–90 days, purchasing a resale property makes sense. Existing homes also have established landscaping, mature neighborhoods, and a known history. For buyers who don’t have strong preferences about layout or finishes, resale can be a practical path.


The case for building custom

Custom construction makes sense when you have a vision. If you’ve toured dozens of homes and none of them felt quite right — wrong layout, wrong kitchen, wrong backyard orientation — building is for you. Here’s what you gain:

In Flagler County specifically, where buildable lots are still available and construction costs are lower than South Florida, custom building is genuinely price-competitive with buying.


The timeline question

Custom homes take longer — typically 10–14 months from first consultation to move-in, depending on design complexity and permitting. If you can plan ahead, this timeline is very manageable. What about semi-custom or production builders?

Production builders offer faster timelines and lower starting prices, but you’re choosing from a catalog of pre-set floor plans with limited customization.
