The honest cost range for Flagler County
In Northeast Florida, and specifically in the Palm Coast and Flagler County area, custom home construction typically runs between $180 and $320 per square foot for the build itself, depending on level of finish, complexity of design, and material selections. For a 2,000 square foot home, that puts you in the $360,000–$640,000 range for construction costs, before land and permits.
This is meaningfully more affordable than South Florida coastal markets, where hurricane elevation requirements and premium land costs push prices significantly higher. Flagler County offers coastal Florida living without the South Florida price tag.
